Buying a house in Ibiza: 6 things not to overlook

You want to buy a house in Ibiza: what should you take into account? Of course you look at the house, the surroundings and, for example, the number of (bed) rooms. At the same time, a number of practical matters are important. Make sure that you don't overlook them, so that you don't run into any unexpected problems.

6 things to take into account

We list 6 things that are important to take into account. This way you avoid discovering afterwards that you should have already arranged something to buy a house in Ibiza:

  • NIE number
The NIE number is an identification number for foreigners in Spain. It stands for Número de Identificación de Extranjeros. It allows you to officially register, both when you start living in Spain and when you use the property as a second (vacation) home. You only have to apply for the number once, and then you can continue to use it.
  • Empadronamiento
The Certificado de Empadronamiento is your registration in a Spanish municipality. It is the step you take when you actually want to live in Ibiza. You register in the population register. You do this in the municipality in which you are going to live. For this you go to the 'registro civil', i.e. the civil registration office in that municipality.
  • Spanish bank account
Do you want to apply for a mortgage to buy a house on Ibiza? Bear in mind that you need a Spanish bank account for this. You pay the mortgage costs from that account. Moreover, this makes it easier to deal with affairs in Spain.
  • Insurance
In Spain, you often take out home insurance and buildings insurance under one policy. It is insurance for both, so there is no need to look for two different ones. This is a fire insurance policy, which covers damage to both the contents and the home in Ibiza.
  • Internet
Make sure you get an internet subscription in time. Keep in mind that it can take a while to get connected.
  • Water and electricity
If you have an existing house, ask about the contracts for water and electricity. Or find out in time if you are building a new house to ensure that the connections are available.
